Hello, MatchaFans friends! For those dreaming of owning a small green tea shop but don’t want to bear the risk of rent, today I’m sharing my experience and guidelines for opening a “Home Cafe Delivery” – selling matcha directly from your home or condo.
Believe it or not, starting from your own small kitchen is the smartest move in this era. You don’t have to hurt your wallet with six-figure decoration costs or stress about monthly rent. Plus, you get to do what you love with Low Risk, High Return.
I’ve summarized everything you need right here – essential equipment (real practical stuff), ingredient selection, and the budget you need to prepare. Read this through, and you’ll be ready to start immediately!
1. Why Start at Home?
From my experience seeing friends jump into renting spaces, many get exhausted by “Sunk Costs”.
- Zero Rent: No rent is a massive advantage. You can put this budget fully into ingredient quality, allowing customers to enjoy premium products at accessible prices.
- Low Risk, High Flexibility: Sick day? Busy? Just turn off the app. No worry about “wasted rent days”. Open and close as you please, and test the market to see which menu items hit or miss without pain.
- Real Feedback: Starting small allows you to talk to customers thoroughly, adjusting recipes quickly until you find the perfect taste before expanding in the future.

2. Essential Equipment List
Equipment doesn’t have to be the most expensive, but it must be the “Right” one and “Worth it”. Here is the checklist I’ve curated for you.
Matcha Tools
- Chasen (Bamboo Whisk): [350 - 550 THB] The heart of smooth, fine matcha. Indispensable. I recommend choosing good quality bamboo for longer life.
- Chawan (Tea Bowl): [250 - 800 THB] Should be deep enough for easy whisking without splashing, and wide enough for easy wrist movement.
- Sifter (Furui): [50 - 150 THB] To disperse matcha powder effectively so it doesn’t clump. Makes whisking much easier.
- Measuring Spoon: [50 - 100 THB] For measuring powder and ingredients. Precision is the heart of consistent flavor.
- Bar Mat: [150 - 300 THB] Anti-slip and keeps your station clean. (Buy 1 Get 1 Free)
- Matcha Sifter Ball: [20 - 50 THB] Helps break up powder easily when put inside the sifter. (Recommended Food Grade)
Electrical Appliances
- Digital Scale: [100 - 300 THB] For precise taste in every cup. Tip: Choose one with a built-in timer, very convenient for Home Cafe. (Recommended for Tea/Coffee)
- Kettle: [500 - 1,500 THB] Water temperature affects taste significantly. If you have the budget, get a temperature-adjustable model. (Recommended Adjustable Temp)
- Electric Milk Frother (Optional): [300 - 1,200 THB] If you want to make your Latte look pro with velvety foam, you need this. (Recommended High Power)
- Ice Maker: [2,000 - 4,000 THB] (Optional) Initially, buying bagged ice is fine. But as sales grow, making your own ice is cleaner and cheaper. (Recommended Smart Model)
3. Ingredients
“Business is delivering value.” So ingredients must be truly good for customers to return.
- Matcha Powder: Recommend Culinary Grade or Premium Grade to save costs while maintaining intense matcha flavor. (Recommended Premium Grade and Kawami - Less Astringent)
- Milk: Fresh milk, Oat milk, or Soy milk as alternatives. (Recommended Oatside Oatmilk)
- Coconut Water: Adds freshness and an option for non-milk drinkers. Great for Matcha Coconut menus. (Recommended IF Coconut Water)
- Mineral Water: Don’t overlook water! Recommend flavorless mineral water or high-quality filtered water. Avoid tap water because minerals help pull out the Umami flavor of matcha more clearly and smoothly. (Recommended Mineral Water)
4. Packaging
First Impression is key! Packaging is the face of your shop when it reaches the customer.
- Cups: Standard 16oz size with sip lids. Choose sturdy ones that prevent spills. (Recommended Cup Set with Lids)
- Sticker Logo: Build your brand memory. Stick it on, looks premium instantly. (Recommended Free Design Stickers)
- Handle Bags: For single or double cups, convenient for Riders and customers. (Recommended Paper Handle Bags)
- Ziplock Bags for Ice: Very Important! For separating ice to maintain drink taste quality upon arrival. Prevents it from melting and diluting on the way. (Recommended Clear Ziplock Bags)

5. Initial Investment Estimate
Let’s look at the numbers. How much do you need?
| Item | Estimated Cost (THB) |
|---|---|
| Matcha Tools | 1,500 - 2,500 THB |
| Electrical Appliances | 1,000 - 6,000 THB |
| Initial Ingredients | 3,000 - 5,000 THB |
| Packaging | 1,000 - 2,000 THB |
| Marketing (Ads) | 1,000 - 2,000 THB |
| Total | ~7,500 - 17,500 THB |
Note: This budget can be adjusted based on the grade of equipment and ingredients you choose. Start small and expand with your profits.
6. Sales Channels on Delivery Platforms
Opening a Home Cafe relies heavily on delivery apps since we don’t have a storefront for walk-ins. These are the 3 giants you should apply for:
- GrabFood: #1 in the market. Widest customer base and rider coverage. If you want volume, you must have this.
- LINE MAN: Thai people’s favorite. Easy to use, connected to LINE users nationwide. Delivery fees are often cheap with frequent promotions for shops.
- ShopeeFood: The hot newcomer coming with the Shopee App user base. Brutal discount code campaigns that help attract new customers very well.
Tip: I recommend applying for all of them to maximize sales opportunities. And don’t forget to calculate GP (Commission fees) of about 30-32% into your selling price!
7. Tips for Condo Sellers
Selling from a condo is convenient, but there are precautions.
- Regulations: Check for sure if your condo allows it. Some prohibit cooking with strong smells or smoke (Lucky for us, Matcha has no issues here).
- Drop-off Point: Very important! Designate a clear drop-off point or lobby for Riders to pick up to avoid disturbing other residents and security. Clear communication with Riders helps reduce issues.
- Waste Management: Don’t overflow the communal bin with your shop waste. Separate trash neatly for orderliness and being a lovely neighbor.
8. How to Launch Successfully?
Finally… How to launch with a bang? I recommend starting by “Gifting”. Give samples to neighbors, security guards, housekeepers, or friends to taste first. Gather real feedback to improve and ask them to help review or take photos for Social Media. This is the most powerful initial customer base. Don’t forget to take beautiful photos for Social Media. “Beautiful photos are half the battle” because on Delivery apps, customers don’t see the shop or smell the tea. The only thing they see is The Photo.
Have fun starting your own matcha business!
